housekeeping is on a tight turn around schedule and needs to get in the cabin no later than 10:30

We understand thing happen out of your control and
the following policy is very fair if you compare it too
other rental company policies.
following penalties apply. If you cancel your reservation more than thirty (30)
days prior to arrival, then please be aware that a ten percent (10%) cancellation
fee is charged on the security deposit, ($100.00) only ($10). If you cancel your
reservation less than thirty (30) days, but greater than 14 days prior to arrival
date, your security deposit will not be refunded; However, it can be USED TO
reschedule . A rescheduled reservation, if canceled AGAIN, will only receive
funds as listed at the bottom.
Any cancelled reservation, that is to be rescheduled, must be rescheduled
within thirty (30) days of the cancellation date. If the reservation is not
rescheduled within the thirty days then the deposit "only" will be forfeited.
If you cancel your reservation fourteen (14) days prior to arrival date (and
payment in full has been made per policy), then your security deposit and
cleaning fee will be refunded - but the cost of the rental nights will
not be refunded .
Please understand we strive to make all of our guests happy. As you can see, we
will return any money that we would not use if you do not stay at our cabin. It
would not be right of us to keep a cleaning fee we are not paying, or a security
deposit we do not need. As much as we would love to return all your money, we
still need to make our payments. If you compare other cancellation policies, we
think you will agree ours is very reasonable.
